Epoxy Garage Floor Coating in Sydney: What’s Involved

By : PaintX Australia  |  24 Oct 2026

An epoxy garage floor coating is a two-part resin that bonds to concrete and cures into a hard, sealed surface that shrugs off oil drips, tyre marks and concrete dust. How well it lasts depends far more on the slab underneath and the preparation than on the product in the tin. Here is what the work involves for a Sydney garage, how flake and solid-colour finishes differ, and what to sort out before anyone starts.

What an epoxy floor coating actually is

Epoxy comes as two parts, a resin and a hardener, mixed on site. Once mixed they react chemically and harden, rather than drying as water evaporates the way ordinary paint does. That is why a proper epoxy system is far tougher than a tin of garage floor paint.

Most garage systems are built in layers:

  • Primer. A thin coat that soaks into the concrete and gives everything above it something to grip.
  • Build coat. The coloured layer that gives the floor its thickness and look.
  • Topcoat. A clear, hard-wearing seal that takes the scuffs and the hot tyres.

Coats and thicknesses vary between systems, so check the product’s data sheet.

Why epoxy floors peel, and how preparation prevents it

When an epoxy floor fails, it rarely fails because the product was poor. It lifts in sheets, usually starting at a wheel track or the roller door, because it was laid over concrete it could not bond to. In Sydney garages the usual causes are:

  • Sealers and old coatings. Many slabs have been sealed or painted at some point. Resin laid straight over them sticks to the old layer, not the concrete, and comes away with it.
  • Oil and tyre residue. Concrete is porous, so drips soak in well below the surface over time and stop the primer from bonding.
  • Moisture coming up through the slab. Ground-level garages, particularly on sloping blocks, can push damp up through the concrete. A coating traps it, and it blisters.
  • Laitance. A weak, powdery skin that forms on top of trowelled concrete. Coat over it and the coating is only as strong as that skin.

The fix is mechanical preparation: diamond grinding (a machine with diamond-studded discs that takes the top layer off the slab and leaves it slightly rough, like fine sandpaper) or shot blasting, followed by a thorough vacuum and a moisture check before the system is chosen. Grinding is the real work on an epoxy floor. Rolling out the resin is the easy part.

Flake or solid colour?

Both common finishes use the same preparation underneath.

  • Solid colour. One even colour, usually a grey. It looks clean and modern and suits line marking in a workshop, but it shows dust, tyre marks and fine scratches more readily, especially in darker shades.
  • Decorative flake. Coloured vinyl chips are scattered into the wet build coat, then locked in under a clear topcoat. Flake hides dust, small chips and minor unevenness in the slab, and adds a little texture underfoot.

Either finish can have an anti-slip additive mixed into the topcoat. It is worth having anywhere the floor gets wet: inside a roller door that catches rain, a laundry corner or a workshop wash-down area.

If the garage opens into the house, it often looks best when the floor sits comfortably with the walls and trims. Once your painting quote is approved, our colour consultancy can cover the floor as part of the job.

How an epoxy garage floor job runs

  1. Site walk. We look at the slab’s condition, cracks, existing coatings, oil stains and any signs of moisture, then send a written, itemised quote.
  2. Clear the garage. Everything comes off the floor.
  3. Repairs. Cracks and chips are filled. Expansion joints, the straight cuts that let a slab move, are kept as joints rather than filled solid.
  4. Grind and vacuum. The slab is ground back to clean, open concrete and vacuumed with dust extraction.
  5. Moisture check. The slab is tested before any coating goes down.
  6. Prime. The primer goes on and is left to cure.
  7. Build coat. The coloured coat is laid, with flake scattered in if you have chosen it.
  8. Topcoat. The clear seal goes on, with anti-slip if specified.
  9. Cure. Foot traffic waits, and cars wait longer, until the product’s data sheet allows.

What affects timing and the quote

Timing depends mostly on preparation and cure. Each coat has to cure before the next goes on, and the finished floor needs further time before it takes the weight of a car. The product’s data sheet sets those windows, and cool, damp weather slows a cure. We’ll give you the times for your system before work starts.

The quote depends on:

  • Floor area
  • Slab condition: cracks, oil contamination, moisture and existing coatings
  • How much grinding and repair the slab needs
  • The system: solid colour, flake, anti-slip
  • Edges, drains, steps and expansion joints

We give a written, itemised quote after a site walk.

Check these before you start

Old flooring. If the garage has old vinyl, lino or floor tiles stuck to the slab, don’t lift, sand or grind them yourself. NSW Government asbestos guidance lists vinyl flooring and the material under floor tiles among the places asbestos can be found in homes built or renovated between 1945 and 1990 (asbestos.nsw.gov.au), and SafeWork NSW advises having suspect material checked by a licensed asbestos professional before work goes ahead.

Fumes and access. Keep the door from the garage into the house closed while the coating cures, keep the garage ventilated, and keep children and pets out. The product’s label and safety data sheet set out its handling precautions.

Strata garages. In an apartment or townhouse complex, the garage floor or car space may be common property. Check with your strata manager before booking any coating.

Selling soon? A clean, sealed garage floor is one of the details buyers notice. If a sale is on the horizon, our guide to painting before you sell covers what else is worth doing first.

Workshops, showrooms and commercial floors

In a workshop, warehouse or showroom, the same system can also carry line marking, bay definition and anti-slip zones, staged around how the space is used. See our commercial painting service.

frequently asked questions

How long before I can drive on a new epoxy garage floor?

It depends on the product and the weather. Foot traffic comes first and cars come later, once the coating has cured enough to take the weight and heat of tyres. The product’s data sheet sets the times, cool weather stretches them, and we’ll confirm them for your system before work starts.

Can epoxy go over an old painted or sealed garage floor?

Usually not directly. Epoxy needs to bond to clean, open concrete, so old paint and sealers are normally ground off first. Flaking coatings always have to come off. We’ll check what is on your slab and confirm the preparation on the site walk.

Will an epoxy coating hide cracks in my garage floor?

Small cracks and chips are filled before coating, and a flake finish disguises minor unevenness well. Cracks that are still moving can show through any coating over time, and expansion joints should stay as joints. We’ll point out anything like that on the site walk.
